Residential Renovation project in Bangalore. The young couple working in IT decided to have an independent structure without disturbing family members’ emotions. they decided to build an upper duplex house 4BHK on an existing premise of a 40×60 plot. With retaining an existing ground floor structure.

Column Center Line Marking:

A centerline is a straight line that runs through the middle of a column. A centerline plan is formed by a grid of similar lines for several columns. Centreline plans assist you in understanding the precise location of a column on the job site. Columns can have varied dimensions but share the same centerline. The central part indicates the position, phase, and center point of the column.

To check the center-line of a column, one must have a center-line plan and must check the column number to be checked as well as the column distance in x and y directions as specified in the plan in terms of distance between the column to be checked and other columns in that alignment. After calculating the distance, you should have the correct distance between two columns. If you measure the precise distance given in the design with a measuring tape, your column is in the correct location. You can now set up the starter or directly set up the molds for the column, depending on the practice of an engineer.

During concreting, the engineer should check the mix proportion made by the workers and the homogeneity of the concrete; if the homogeneity is not suitable, he should adjust the aggregate, and sand contained in the mix, and the engineer should mark the length of the column to be filled.

Plinth Beam Checking:

Setting the Mark-up Width and Preparing the Skeletal structure of the plinth and beam:

In most circumstances, the mark-up width of the plinth beam is limited to half the width of the foundation. The mark-up width of the plinth beam must be aligned with the foundation’s outer edge. The skeletal system of the beam is built with reinforcement bars and placed in the proper position. At least four reinforcements should be included in a skeleton system.

Formwork Installation:

The formworks, which are wooden planks, are installed as the next phase in the plinth beam assembly. Steel or plastic formwork can be used as well. The formworks must be appropriately positioned and secured prior to the pouring of the concrete mix.

Pouring the Concrete:

Once the formwork is in place, the concrete must be poured. It must be ensured that the concrete is poured evenly and without any uneven edges. It should also be seen that the beam’s height is plainly equal along its perimeter.

Some of the primary functions of the plinth beam are as follows: it checks moisture incursion into the building, preventing dampness from moving through by capillary action. Concrete works as a protective ring, inhibiting crack propagation in the structure produced by differential settling. It evenly distributes incoming weight from the superstructure to the underlying soil, hence maintaining the overall strength and stability of the structure. Also acts as a tie, holding the columns against the structure’s walls.
