Modern exterior with a touch of vernacular using brick facade
Project Fact File:
Site dimension: 40 x 60 plot
Site area: 2400 sq. ft.
Built-up area: 5100 sq. ft.
Type: Modern Duplex House Design & renovation home
Challenge: Varied size on all sides
Unlike any other project completed at Design Thoughts, this was a unique approach from the clients. They wanted us to design and renovate their existing home in Doddabommasandra. The clients also decided on the elevation concept when they approached us. This blog will take you on an engaging journey of our project’s evolution, from the initial on-site renovation images to the final elevation concept, designed according to the 40×60 plot Modern Duplex House Design plan.
Characterised by proper renovation techniques, we took this forward to balance aesthetics and structures properly. This project is not just a renovation but a testament to our unwavering commitment to pushing the boundaries of design and creating spaces that are not only functional but also visually striking. This project will inspire others to do the same.

Although it was a renovation project, most of the home was altered, letting out the staircase. The requirements included a 2BKH home on the ground floor and a Modern Duplex House Design on the first and second floors. They liked to have a gym and a home theatre on the terrace.
We started the renovation project that balances natural light, improving spatial flow, and introducing a modern exterior elevation in Bangalore. We introduced balconies and an interior staircase for ample circulation and connection along the duplex home.
For the structural support and correct project execution, we expanded the excavation and introduced new structural members.

Regarding the layout, we opted for an open plan in the living and dining areas along the internal staircase. This design creates a spacious and airy feel, allowing for ample natural light and promoting interaction between the Modern Duplex House Design living spaces. The open plan was chosen to create a sense of openness and connection between the living and dining areas, enhancing the overall living experience.
To match the varied size of the site, we introduced several protruding walls. These walls add visual interest to the exterior and serve a functional purpose, creating additional space and maintaining the modern exterior aesthetic.
Final Elevation Concept
In the final plan layout, balconies and lobby areas come in the front, bringing interest to the facade. The following elements highlight this elevation of the 40 x 60 plot.
1. Brick wall facade with projections
2. Semi-open pergola
3. Wooden false-ceiling
4. Box balcony projections
5. Vertical metal louvres
6. Creepers in elevation
The inclusion of brick in the elevation gives a touch of vernacular while maintaining subtlety. The creepers help break the monotony of brick and concrete. The colour palette is also modern, mostly brick red, concrete grey and plaster white.

A clear representation of elements used in elevation
These elements clearly define elevation and bring out the modern exterior aesthetic. The box projections give a sense of enclosure since almost the entire facade opens to balconies or lobbies. We brought in the brick element because there is a home theatre and lift on the second floor. Also, this acts as an excellent acoustic property to the overall building.
